• Visual inspection of accessible plumbing fixtures, visible supply lines, visible drain lines, water heater exterior, and main shutoff

• Check for leaks, corrosion, improper venting, and obvious code issues

• Test water pressure and inspect drainage flow in sinks, tubs, and showers

• Report with photo documentation and prioritized recommendations

2. Comprehensive Full-House Inspection — $449 Includes everything in Basic, plus:

• Full inspection of accessible sewer/septic cleanouts and exterior drainage points

• Water quality test (basic mineral and hardness screening)

• Inspection of water heater components (anode, flue, pressure relief) and estimate for service or replacement if needed

• Detailed safety checks (backflow risk, gas line visual check if applicable)

• Written report with photos, estimated repair costs, and maintenance plan

3. Inspection + Minor Repairs Package — Starting at $399 Includes Comprehensive Inspection plus up to 2 hours of on-site repairs such as:

• Minor leak repairs (hose bibs, supply line connections, fixture valves)

• Faucet cartridge replacement, showerhead replacement, or minor drain clearing

• Re-seating or tightening of visible connections

• Materials included up to $75; additional parts billed separately Note: If repairs exceed included time or materials, we’ll pause and provide an updated estimate.

4. Full Inspection + Repair Estimate with Guaranteed Repair Price — Custom quote

• After inspection we provide a firm, itemized repair estimate or a bundled guaranteed price for all recommended repairs
